Flatwater Lake Estates coming 2022 or early 2023

Flatwater Lake Estates, LLC has completed its purchase of the former Lyman-Richey gravel mine—197 acres across the street from Flatwater Lake.

There will be two off lake areas of homes and villas with close beach access. Two lakes for the price of one lot.

The Flatwater Lake Estates and Flatwater Lake lakes will be connected with a bridge over West Valley Street for boat traffic both ways.  Once connected, the lake will total of 227 acres of water for your boating pleasure.

Concession and Beaches: There will be an event and food venue area with a large beach and docks for community fun in the expansion into Flatwater Lake Estates. Many common area beaches and park area.

    Elevation Certificates and “As-Built” Surveys:
    When you purchase your lot, Flatwater Lake provides a copy of your lot survey for you to submit your plans to the City for construction of your home.  The lots were graded to a level that puts them out of the floodplain.  As the homeowner, you have to also submit an Elevation Certificate to show that your new home will be built to the proper elevation so that your building envelope stays out of the floodplain.  Once you build your home, your bank may also require you to provide an “As-Built” Survey showing your home envelope with elevation depicting it out of the floodplain.  Your builder may be able to order those for you since whomever did your site plan would have laid your home out based on the initial survey given to you for construction permitting.  It may cut some of the cost of an “As-Built” Survey.  Both the Elevation Certificate and “As-Built” Survey would be the homeowner’s cost.
